Every listing, lease and shilling in one system.
Listings, leads, leases, rent, repairs and landlord payouts in one system built for how property is let and sold in Kenya. Each unit gets its own M-Pesa account number, and owners see their statement without calling you.

- Rent arrives with no referenceEveryone pays into one paybill and someone spends days working out who paid for which unit.
- Leads die in WhatsApp groupsEnquiries from portals and the website reach an agent late, or not at all.
- Repairs are chased by phoneTenants call, caretakers forget, and the landlord hears about it last.
- Statements take daysRent, expenses and commission pulled together in Excel for every owner, every month.
Your portfolio deserves better.
Let, sell and manage. One login.
Sixteen modules on one database, so a lead who books a viewing becomes a tenant with a lease, a rent schedule and an M-Pesa account number for their unit, and every shilling paid lands on the right landlord's statement. Developers add off-plan sales and site progress. Click around the dashboard below to see each part.
Try it: open a module from the menu, click a record, filter the list, or press Add property and save.

What is Pinch for Property?
A property management system built by Pinch Africa for Kenyan agents, managers and developers: listings, leads, leases, M-Pesa rent, arrears, service charge, repairs, landlord statements and off-plan sales.
How long does it take to get our portfolio live?
21 working days, from the first walk-through to go-live. Days 1 to 3 we map how you work, days 4 to 15 we build and you test, days 16 to 18 we move your data, and days 19 to 21 we train your team and switch on.
Can tenants keep paying the way they do now?
Yes. They pay by M-Pesa or bank as before. The difference is that each unit has its own account number, so every payment is matched to the tenant and the landlord automatically.
We are developers. Does it handle off-plan sales?
Yes. Units, reservations, sale agreements and instalment plans live in the same system, and buyers get site photos and progress updates in their app, which matters most to buyers in the diaspora.
Can landlords see their own statements?
Yes. Each landlord gets a login with their units, rent received, expenses, commission and payouts, plus a statement by email every month.
Can we bring in our existing tenants and balances?
Yes. We import units, tenants, leases, deposits and opening balances from your spreadsheets or current system, and check them with you before go-live.
What does it cost?
